A retired couple’s first home after thirty years in Mumbai. The brief was simple: a quiet flat, soft on the eyes, with a kitchen the wife would actually want to cook in. The budget was firm. The BOQ stayed within 6% of signed.
What we did: opened the kitchen wall, ran one continuous island, kept the original Kota stone in the foyer, replaced everything else line by line. Every vendor on the BOQ was empanelled before signing.
What we’d do again: insist on the second 3D review. The clients changed three things between G·04 and G·05, all of them cheaper than fixing them later.
